Below is an outline of our role in the home buying process.


Buying a home is a major decision and in many cases the first step in a bigger change. It is important to be prepared, to understand the process and the market before you start looking for your home. It is our goal to provide you with the information and resources necessary to help you make informed decisions and hopefully take some of the stress out of the home buying process.

Buyer Consultation

In order to help ensure that our efforts will be maximized, your agent will discuss your needs and answer any questions that you may have about the process prior to beginning a property search.

Tip: Be sure to get pre-approved with a lender before searching for homes. When submitting an offer, most sellers want to see proof that the buyer has enough funds to purchase the home.

Buyer Brokerage Agreement


During the consultation, your agent will go over the buyer brokerage agreement form with you. This form is standard for buyers. The buyer brokerage agreement is very important as it outlines your agents scope of work and will ensure a solid business experience. 

Property Search

With most buyers finding their new home or land parcel online, we will set you up with a personalized real estate search portal through our Multiple Listing Service system (MLS). Once we have discussed your needs and preferences, we will send you properties that fit your criteria through this page so that you can be alerted as soon as new listings come available. As new properties come on the market meeting your needs, they will be added to your site and you will be notified by e-mail. Once you have identified one or more properties of interest, we can start scheduling showings.

Note: Depending on your availability and the geographical range of your search area, we can schedule anywhere from one to five homes. Limiting showings to no more than five in one day will allow you to absorb each home without feeling rushed.

Offer and Negotiation Assistance

Once you have chosen a property and are ready to make an offer, we will meet with you to go over the offer terms and assist you in negotiating a contract that is mutually acceptable to you and the sellers.

Transaction Coordinating and Scheduling Inspections

Once mutually agreeable terms have been reached, you and the seller will sign the Purchase and Sale Contract together with any pertinent addenda and will begin to proceed with the terms of the contract. 

Our team will bring energy and experience to help you to monitor and coordinate important contract deadlines through the closing.
