What do the rental numbers tell you?
Estimate cap rate and annual net operating income. Adjust the example figures to reflect your property, then talk with Andy about the assumptions behind them.
Cap rate, explained.
Cap rate is the property’s estimated yearly operating income expressed as a percentage of its price or value. First subtract vacancy and operating expenses from rental income. Then divide that net operating income by the property value.
Example: $18,000 in annual net operating income ÷ a $300,000 property value = a 6% cap rate.
It’s a useful rule of thumb for comparing similar rental investments using consistent assumptions. A higher cap rate is not automatically a better investment: condition, location, vacancy risk and future repair needs matter too. There is no single “good” cap rate for every property. Financing and major capital replacements require a separate cash flow review.
What cap rate do investors look for?
Investors use cap rate to compare operating income against purchase price and assess whether a property’s income potential justifies its cost and risk. There is no reliable single target that most investors share.
As broad commercial-property context, cap rates of roughly 4%–10% are commonly discussed. An investor prioritizing a stable property in a strong location may accept 4%–6%, while someone taking on more risk may seek 8%–10% or higher. These are general reference ranges, not current Richmond rental benchmarks or recommended targets for a particular home.
For a house or duplex, compare similar local properties and review cash flow after mortgage payments, reserves and major repairs. Thoughtful rental pricing, fewer avoidable vacancies and controlled operating costs can support net operating income, which is the income figure used in cap rate.

Example inputs are illustrative, including the management fee. They are not a Taylor Homes quote. Include HOA dues, owner-paid utilities and annualized leasing costs in other operating costs. Major capital replacements, loan payments, depreciation and income taxes are excluded.
Cap rate = annual net operating income ÷ property value. This measures income before financing. It is not your cash-on-cash return or take-home cash flow.

Fees depend on the services and property. Ask Andy for a written proposal that explains ongoing management, leasing, renewals and any other charges. Calculator figures are examples, not quoted fees.
